Building Inspection & Pest Inspection Reports

Our fully insured professionally accredited building inspectors will arrange to meet you at the property at your convenience. The inspection will take anywhere from 1 – 2 hours with the report available within 24 hours.

  • Built-in home appliance such as ovens, cooktops, dishwashers, range hood, air-conditioning, security cameras and intercoms, telephone landlines, internet connection and tv reception.

Contract subject to building inspection and pest inspection reports

The Real Estate Institute of Queensland (REIQ) property contract provides that the contract is conditional upon the buyer obtaining a written building inspection report and written pest inspection report on the property by the agreed inspection date.

If an inspector’s report is unsatisfactory to the buyer and acting reasonably, the contract allows a buyer to terminate the contract. 

Terminating your contract due to any minor defect noted on the building, and pest report is an entirely wrong misconception. The crucial point here is that the buyer must act reasonably. In other words, the buyer can not rely upon minor cosmetic issues like scratched floorboards or leaking downpipe to terminate a contract. However, a structural defect or presence of active termites would be considered a substantive problem with the property and sufficient grounds to warrant terminating the contract.

You will receive your report within 24 hours of your inspection. Often the same day or first thing next morning. Please note that payment must be received before the report is sent.

When buying a property, we suggest you inspect the operation of included equipment and accessories before entering the negotiation of the property. If there is anything of concern about the property not covered by the pre-purchase building and pest inspection report, seek professional advice from the appropriate trade professional. We can arrange a third-party independent electrical inspection or a plumbing and gas inspection.

It is important to note that a building inspection report and a pest inspection report is not a guarantee or a warranty. Problems may come to light only after living in the property or obstructions hiding visual inspection reveal defects after the property becomes vacant.

Buying at Auction?

If you are buying at auction, there is no cooling-off period. It is up to you to organise the necessary inspection reports before auction day. As a successful buyer at an auction, you are unconditionally accepting any undisclosed building faults. There is no post-auction option to negotiate the price.
