Home Renovation to Commercial Premises for an Accounting Firm
The client’s business was expanding, and they needed cost-effective commercial office space. Rather than moving and leasing new premises, a decision was made to renovate the residential home. Positioned on the main road, surrounded by retail and commercial properties, the location was ideal.
Although having many contractors on his books, the accountant entrusted Charlie with the planning and renovation.
We sat down and discussed project parameters and how to achieve an office fitout floor plan and a public car park. Drafting of plans was completed within a couple of weeks and submitted to Town Planning for approval and rezoning from residential Class 1a to a material change of use commercial.
The Brisbane residential property was renovated into a commercial office on a tight budget. A few walls were moved and the internals were renovated and modernized. The front facade was reconfigured for portico entrance. The ground floor included a lobby reception area, waiting area, lavatory, separate accessible toilet, staff kitchen and large boardroom and conference room. Upstairs was reconfigured into eight offices and a computer server room, new carpet throughout.
The internal staircase was renovated with stained Merbau timber treads to meet the width for commercial standards. The front yard was cleared to make way for five-bay staff packing, ten bay client parking and two disabled parks.
We provided a complete turn-key renovation service achieving class 5 commercial purpose building certification – safety lighting, lever handle doors, smoke alarms and fire extinguishers.
